CLIENT OBJECTIVES
As a result of a $1.5 billion acquisition, NAI required a fast track consolidation of multiple locations into a single headquarters building. The new corporate headquarters facility required high visibility and a first class image. Building shell construction schedule required acceleration to meet move schedule. The shell and new interior design and construction had to be completed to accommodate occupancy within six months from and after lease execution.

RESULT
Procured Class “A” office building with freeway identity available for sublease, near building shell completion. Negotiated for an assignment of master lease (below market) and an over-standard additional cash allowance for tenant improvements. Facilitated the project and construction management, team which met the accelerated construction and occupancy schedules, on time and on budget.
