CresaPartners has represented Vivendi Universal under
a national exclusive for the past two years. During
that time we have handled office space, warehouse/distribution
and data center facilities. Assignments have included
tenant representation, property disposition (sublease
and sale), lease administration and strategic planning.
In December, 2000 Vivendi finalized the acquisition
of Universal Studios, Inc. The combined entity includes
Universal Music Group, Universal Music Publishing, Universal
Studios, Havas and Canal Plus. The company occupies
approximately 10,000,000 sf across 300 facilities in
most major international markets.
We are currently working on several consolidation projects,
some involving in excess of 10 facilities and square
footages exceeding 500,000 sf.
The success of the partnership is due to:
Effective use of technology - allowing us to manage
multiple projects involving large teams - via a web-based
transaction management platform.
Real-time electronic status reports and transaction
documents are available for review by the entire project
team on a 24/7 basis.
The goal of the Global Real Estate Department is to
focus their efforts on the larger, more strategic projects.
We help them accomplish this in two ways: (a) We manage
the smaller, non-strategic assignments from start to
finish, so they dont have to, and (b) we team
with the GRE Department on larger, strategic assignments,
working hand-in-hand on strategic planning, transaction
management and project management.
Our account management team actively manages every
assignment - we do not relinquish control to our local
brokers. This ensures consistent process and results
from one transaction to the next.
